Who is Scott Insurance Services in Biloxi?

Scott Insurance Services is an independent insurance agency in Flowood, Mississippi, established in 1954. We serve Biloxi, Ocean Springs and the rest of the Gulf Coast from that one office, by phone, email and in person when it helps. We write home, wind, flood and business insurance for families and companies on the coast.

We have no office in Biloxi or Ocean Springs. We serve the coast, and the rest of Mississippi, from Flowood.

We write for families and business owners, and we can quote your home and your business.

What does a Biloxi homeowners policy cover in a storm?

We write homeowners insurance for Biloxi and Ocean Springs families. A standard homeowners policy covers damage from wind and hail, but not flood. There is no separate hurricane policy. When you read your policy, make sure it does not include a windstorm exclusion.

A homeowners policy can carry a named storm deductible. It is often a percentage of your home's value. For policies from licensed insurers, Mississippi rules set when it applies. It starts when the first named storm watch or warning is issued for any part of the state. It ends 24 hours after the last one ends. Windpool and surplus lines policies are not covered by that rule, so read your own policy.

Mississippi law requires insurers to give discounts for homes built or upgraded to IBHS standards. Insurers have filed discounts of 15 to 30 percent with the state. These figures were checked in October 2026.

Who can buy wind coverage from the state windpool?

The Mississippi Windstorm Underwriting Association, the state windpool, writes wind and hail coverage in six counties: Harrison, Hancock, Jackson, Stone, George and Pearl River. Biloxi is in Harrison County. To apply, you need documented declinations from licensed insurers. You apply through a Mississippi licensed resident agent.

A windpool policy covers wind and hail only, not flood, fire or theft. For property in a high-risk flood zone (A or V), it asks for proof of flood coverage. It will not bind a new policy once a named storm has been declared west of 80 degrees longitude and north of 20 degrees latitude. These figures were checked in October 2026.

When should Biloxi families buy flood insurance?

Before hurricane season, which runs from June 1 to November 30. A flood policy usually starts 30 days after you buy. There is no wait if you buy while making, increasing, extending or renewing a mortgage. If a new flood map puts you in a high-risk zone, the wait is one day when you buy within 12 months of the change. Buying when a storm is already in the Gulf is too late.

If your home is in a high-risk flood area and you have a government-backed mortgage, flood insurance is required. A federal flood policy on a single-family home can cover up to $250,000 on the building and $100,000 on its contents. These figures were checked in October 2026.

What do Biloxi and Ocean Springs businesses ask us for?

We write business insurance across Mississippi from our Flowood office. These are some of the lines coast owners ask about.

Liquor liability is its own coverage, and your liability policy may exclude it, so ask. Business income coverage typically has a waiting period of 48 to 72 hours. A standard property policy then pays business income for up to 30 days, and an endorsement can extend that to 360 days. Business income coverage can exclude flood too, and even a federal flood policy for a business does not pay for lost income. Ask us about flood business income options.

Mississippi requires workers comp once you regularly employ five or more people. Under five, it is optional. Nonprofit charitable, fraternal, cultural and religious organizations, domestic servants, farmers and farm labor are exempt. These figures were checked in October 2026.

Why use an independent agent in Biloxi?

An independent agent can quote more than one insurance company, so you can compare rates without any pressure. We also help match the policy wording to how you actually live and work.

Cheaper is not always better. We lay the quotes side by side, so you can weigh price against coverage. The aim is to save money while keeping the coverage you need. If any agent, us included, tells you something is covered, ask for that answer in writing, and ask for an endorsement when it matters.

Questions Biloxi families and business owners ask about insurance

Do you have an office in Biloxi or Ocean Springs?

No. Our only office is in Flowood. We serve the Gulf Coast by phone, email and in person when it helps.

Can I get a quote without driving to Flowood?

Yes. We can quote by phone or email. If you would rather meet in person, call us and we will set a time.

What is a named storm deductible?

It is the deductible your policy uses for storm damage during a named storm, and it is often a percentage of your home's value. For policies from licensed insurers, it applies from the first named storm watch or warning in Mississippi until 24 hours after the last one ends. These figures were checked in October 2026.

Does the windpool cover flood?

No. A windpool policy covers wind and hail only, so flood needs its own policy. In a high-risk flood zone, the windpool asks for proof of flood coverage. This rule was checked in October 2026.

How long before a flood policy starts?

A flood policy usually starts 30 days after you buy. There is no wait if you buy while making, increasing, extending or renewing a mortgage. If a new flood map puts you in a high-risk zone, the wait is one day when you buy within 12 months of the change. These figures were checked in October 2026.

How many employees before workers comp is required in Mississippi?

Five. Employers who regularly employ five or more workers must carry workers comp, and under five it is optional. Nonprofit charitable, fraternal, cultural and religious organizations, domestic servants, farmers and farm labor are exempt. These figures were checked in October 2026.

How does it work from our Flowood office?

You call or email us and tell us what you want to protect. We ask about your home, your cars or your business, and what any lender or contract requires. The paperwork can be detailed, so we walk you through the parts that matter to you. That way you understand what you are paying for. Then we quote more than one insurance company and set up the policy you choose.
