Flood insurance usually takes 30 days to start. Will yours be ready by June 1?

A new flood insurance policy usually starts 30 days after you buy it. The Atlantic hurricane season runs June 1 to November 30. To be covered by June 1, buy by the start of May. Buying when a storm is already in the Gulf is too late.

Scott Insurance Services is an independent agency in Flowood, Mississippi, here since 1954. We write flood insurance for homes, businesses and churches across the state.

When does a new flood policy start?

A flood policy usually starts 30 days after you buy. There is no wait if you buy while making, increasing, extending or renewing a mortgage. If a new flood map puts you in a high-risk zone, the wait is one day when you buy within 12 months of the change.

Does my homeowners or business policy cover flooding?

Usually not. FEMA says most homeowners and renters insurance does not cover flood damage. It says flood damage is not typically covered by standard commercial property insurance either.

There is also no separate hurricane policy. The Mississippi Insurance Department says a standard homeowners policy covers wind and hail, but not flood. Flood needs its own policy.

Do I need flood insurance if I am not in a flood zone?

It is your call. FEMA says you do not need to live in a floodplain to buy a policy. Areas outside the mapped floodplain flood too.

Do not count on disaster aid instead. Federal disaster assistance needs a presidential disaster declaration. FEMA says most flood events do not result in one.

Is flood insurance required with my mortgage?

If your home is in a high-risk flood area and you have a government-backed mortgage, flood insurance is required. FEMA says some banks require flood insurance even outside high-risk areas. This rule was checked in October 2026.

How much flood coverage can I buy?

The National Flood Insurance Program sets these maximums.

Building typeBuilding coverageContents coverage
Single-family homeUp to $250,000Up to $100,000
Business, church or other non-residential buildingUp to $500,000Up to $500,000

FEMA names houses of worship, garages, schools and clubhouses among non-residential buildings. These figures were checked in October 2026.

Does the coastal windpool cover storm surge?

No. The Mississippi Windstorm Underwriting Association writes wind and hail only. Storm surge and rising water need a flood policy.

The windpool also requires proof of flood coverage for property in high-risk flood zones, marked A and V. It will not bind new or increased coverage while a named storm is in the Gulf. That is one more reason to set up both policies before June. This rule was checked in October 2026.
